It's Never Just A Drop In The Ocean

Hello friends, 

   Can you believe that summer is almost over, at least according to the calendar? In our little corner of the world most students are back in school or college (in some form), Florida's hurricane season is half over and, for better or worse, the days of pumpkin-everything are just around the corner. Time indeed marches on. Like most everyone I know I'm saddened and frustrated by troubling, uncomfortable and scary things happening around us. But I'm also bolstered by the many kindnesses I see every day in my community, country and the world at large. Mother Teresa once said "We ourselves feel that what we are doing is just a drop in the ocean. But the ocean would be less because of that missing drop."  As I write this I am reminded of and grateful for so many of you who continue to drop into the ocean. 

   So what's the real estate market like in northeast Florida? It is still very much a seller's market. In a balanced market there is a 6-month supply of homes for sale; in our current market the supply is 2.6 months. That means that if every person looking for a home bought one and no new homes came on the market there would be no more homes for sale after 2.6 months. In this area we are fortunate to have builders who fill some of the gap but they too are struggling to keep up with demand. And builders now have increased challenges -the price of lumber has risen 80% since April, impact fees in some areas have increased sharply, appliance prices are rising significantly and there is a shortage of skilled laborers. In a recent call that I was a part of several of the local builder representatives warned that new home sale prices in northeast Florida will be inceasing an average of $12 - 14K within the next month or two. If you have a home to sell, good on you! (Oh, and call me so I can help!)

   I was delighted to hear from many of you after sending my June newsletter. I enjoy catching up with you and hearing how you are staying occupied these days. For those of you who like to read I could use some recommendations on what to add to my bookshelf. It probably won't surprise any of you to learn that I like most genres except sci-fi/fantasy.
