James (Jack) Floyd  GRI Broker Associate - Watson Real Estate

Jack is a Native of Florida, born in Jacksonville and grew up in Central and North Florida.  He is a Graduate from North Florida Junior College in Madison and attended The University of Florida in Gainesville, where he studied Real Estate Law and began his Career in the Real Estate Business.  He obtained his Real Estate Broker’s License in 1979 and received the Graduate of the Realtors Institute, GRI, Professional Designation from the Florida Association of Realtors in 1981.  He has been a Member of The Gainesville Board of Realtors, The North East Florida Board of Realtors, The Florida Association of Realtors and The National Association of Realtors.  Jack sold and closed Commercial Real Estate Transactions and completed The Realtors National Marketing Institute of the National Association of Realtors Commercial-Investment Coursework for the CCIM Designation.  Jack always enjoys the challenge of discovering the needs and desires of Buyers and Sellers of Real Estate and helping them accomplish their goals.  He is well experienced in negotiations and Successful Transactions for Single Family, Condominiums, New Construction, Investment Property, Farms and Lands and Commercial Real Estate.

                                           

In the early 1980’s Jack relocated from Gainesville to Ponte Vedra Beach gaining experience selling Oceanfront, Resort and Vacation property.  He continued in sales here on the First Coast at the Beaches and Jacksonville area.  In the mid 1980’s, Jack moved forward to become a Real Estate Appraiser with the City of Jacksonville, Property Appraiser’s Office.  He later moved to The Real Estate Division within the Department of Public Works as a Senior Land Management Agent for over 15 years.  Jack specialized in highly complex projects for the City of Jacksonville managing all matters concerning Real Estate and Property Interests for the City of Jacksonville.  Jack handled Real Estate Acquisition and Disposition Projects for the Government too.  He worked closely with the City Attorneys in the General Counsel and the various Departments of the Government.  He worked together with City Council members and their staff along with the Mayor’s Office and his staff to accomplish their Goals.  His work with the Government always involved the Citizens of Jacksonville and Public Hearings. Jack actually worked with each of the Mayor’s of the City of Jacksonville from 1986 through 2015.  He received numerous Service Awards during his Career with the City of Jacksonville for Outstanding Customer Service and for being a Dependable, Professional and Willing Employee for many years.  Jack always worked toward the goal of win, win for everyone involved in a project.  One of his projects was the North bank Riverfront Park when he had the pleasure to work with the Team and Engineers on the initial plans.  Jack has also given back to the Community as a Volunteer working for numerous projects and Organizations such as:  The Jazz Festival, World of Nations, Habitat for Humanity, Big Brothers and Sisters, Jacksonville Children’s Commission, Nemours Children’s Hospital, The Red Cross and the United Way.  At one time Jack left Jacksonville and his family traveling to remote portions of the State of Florida to volunteer for several weeks with the American Red Cross and worked in areas devastated by a Hurricane.  Many areas were struck in Florida by Hurricanes and Storms and Jack, as a volunteer, received training to Assess Damage after a Hurricane or Storm by the American Red Cross.  He was on a Team and was the first one out in the areas afterward to assess the Damages widespread, including areas that were Flooded.  He was recognized for Outstanding volunteerism in his service to those communities devastated by the damage and Floods.  Jack has always had a passion to serve people in need and working with the Government as a Civil Servant to help others has always been one wonderful experience after another. 

 

In 1999, One of the Largest Employers in Jacksonville offered Jack a position and an opportunity to learn new technology in Software Development related to his Real Estate Career.  He accepted this position with Alltel Corp., formerly Computer Power Inc., and then Fidelity National Financial.  Jack took the position as a Senior Quality Assurance Analyst.  His experience and expansive knowledge of every aspect of the Real Estate Industry, including Business Process and the Data, was a great fit. Jack was allowed to utilize his knowledge and experience with a Fortune 500 Company and be a part of large software development teams in the National and International Global Mortgage Industry Market.  He worked in gathering Business Requirements, Designing and developing solutions and Testing and Implementing Graphical User Interface Solutions, initially in the Mortgage Services Business Process.  Jack never imagined how exciting and far reaching a Real Estate Career could be and how it could be related to so many new development opportunities.       

 

In 2007, Jack was presented with an opportunity to move forward in his career by going back to work for the City of Jacksonville.   He became a Senior Quality Assurance Test Analyst in the Information Technology Department working with the City Government lines of business and process.  Jack became part of the team of Business Analysts, Development Managers, Developers and Graphical User Interface Teams to update the Government Sites and Business for the Government.  Jack worked with the latest technology in Automation and Business Process for improvements.  Some of the projects Jack was involved with for successful implementation:  COJ.NET, CRM-CARE, Property Appraiser Project Improvements, Tax Collector Processing, Emergency Preparedness, JaxReady Mobile Application, JaxFerry Mobile Application, JaxHapps Application, The Building Inspection Division, Benefits for Employees, Jacksonville Sherriff’s Office Application and many lines of Government business.  

 

After combining almost 23 years with the City of Jacksonville, Jack decided to Retire from the Government and get back to enjoying what he loves most….Real Estate Sales!   Jack experienced a very successful corporate and government career filled with so much education and knowledge that has all been related to Real Estate. 

 

Jack is in The Real Estate Business Full Time to work for you!  He is passionate about Real Estate Sales and helping Buyers and Sellers. When buying or selling real estate, one must complete a Successful Transaction as part of the process.  Jack always enjoys putting his customers first and helping them move forward through the process to accomplish their goals in Real Estate.  He works with each customer considering their needs, desires and goals as pieces of their individual puzzle.  Each piece should all fit in the right place together in order to complete the Successful Transaction.  Jack will be with you all the way.
