Watson Realty Corp's Wekiva/Longwood and Oviedo offices were recently awarded Office Gold Key Certifications by the Orlando Regional REALTOR Association. To qualify as a "Gold Key Certified" office, the Managing Broker and at least 20% of the sales associates must become Gold Key Certified by completing the "Excellence in Professionalism" - Gold Key Certification Course. The Orlando Regional REALTOR Association offers this certification to members as a professional development opportunity and to ensure confidence with customers and the community. It's important to view real estate professionals as specialized individuals and someone they can call upon for all of their real estate needs.

  • Hispanic Homeownership to Increase by 50 Percent in Next Decade

    by Watson Realty | Jul 22, 2015

Throughout the years, the Hispanic community has established that it is a force to be reckoned with in the United States from influencing culture, language, and food to an ever-increasing population and business ownership. A new study by the National Association of Hispanic Real Estate Professionals (NAHREP) now shows that along with all of its contributions, Hispanics also will be a big driver of home sales in the next decade.

In 2014 there were 320,000 new Hispanic households formed in the U.S. representing 40 percent of the total U.S. household growth, according to the report. Hispanic homebuyers face the same issues that all Americans face with mortgage credit challenges due to the tight underwriting standards that have been in place since the housing crisis.  Some of the issues that Latinos face that may be different include prequalifying several family members in a household that contribute to the wage-earning and household income and a lack of established credit due to a tradition of paying cash.

The demand for housing by Hispanics could stimulate business and financial services within the housing market. A majority of Hispanics – 52 percent – believe that it is a good time to buy a home, according to a survey conducted by the Florida Atlantic University Business and Economics Polling Initiative (FAU BEPI) in the College of Business.  This survey also shows that 55 percent of Hispanics polled own a home while 36 percent rent.  Older Hispanics – 72 percent of those 55 and over – are more likely to own a home than those aged 18 to 34.

NAHREP recently launched a Hispanic Wealth Project Initiative that sets the goal to triple the wealth in Latinos in the country within the next 10 years.  The association will track Hispanic wealth progress by producing annual reports and organizing symposiums to review benchmarks and identify methods to accelerate Hispanic wealth creation.

NAHREP has laid out the following three major goals with its initiative to increase the wealth of Latinos:

    • To achieve a 50 percent or greater rate of U.S. Hispanic homeownership
    • To increase by 50 percent the first-year success rate of Hispanic-owned small businesses
    • To increase by 25 percent the number of Hispanic households owning non-cash financial assets, such as stocks, bonds, and 401k accounts

By partnering with other organizations, industry leaders, and government representatives, the Hispanic Wealth Project focuses on creating awareness and support for policies and industry actions that improve the Latino labor market, advance educational attainment and financial literacy, and grow homeownership rates in the community.
