  • Your Home's Odor Can Turn Buyers Away

    Potential Buyers can be turned off of making an offer on your home because of offensive lingering odors. Pets are one source, but aren’t the only culprit of the odor problem.

    Cigarette smoke is by far one of the absolute worst smells ever and can cling to furniture, drapery, wallpaper, and clothing and can actually work its way into a wall surface. The smell can last up to years after the event of smoking the cigarette. The effects of cigarette smoke also go way beyond the obnoxiousness of the odor.

    The possible health threats of what is now being dubbed “third-hand smoke,” the effects of the residue of a cigarette long after it is put out, are now being studied by a Harvard Cancer Center research team. While there are no known health complications arising from “third-hand smoke” yet, there is no doubt it can definitely be a deal breaker when it comes to a real estate transaction.

    There are some other bad odors that can present a problem to your real estate sale. Mold and mildew also carry an odor that can be unpleasant to the homebuyer. The presence of either also indicates other possible issues having to do with moisture, ventilation and insulation. Like cigarette smoke, mold and mildew can create hazardous health effects especially to those individuals with asthma, breathing or lung related illnesses. Be sure to have your home thoroughly inspected for mold or mildew before listing it for sale.

    The best cure for bad smells is to rid your home of these unpleasant and bad odors altogether by appropriately attacking the source of the smell. Do not simply mask the odor by using air fresheners or other generic means. Make a conscientious effort to have the odor permanently removed.

    Here are some simple tactics however, to alleviate bad odors when staging your home for a viewing. Inviting cooking smells like a recently baked batch of chocolate chip cookies or cinnamon rolls gives the home a sense of warmth.

    Lighting candles with scents like vanilla and lavender offers a soothing and relaxed atmosphere. Try not to go overboard with the choice of scents, as this can be a detractor if overdone. All drapery, bedding and linens should be freshly laundered. Also, having a vase of freshly cut flowers or a bowl of fresh fruits, not only adds visual, but aromatic appeal as well.

    Whether good or bad, every house has an odor. Smell can play a critical role in a property showing and can essentially make or break a real estate deal.

    One common deal breaker odor is from pets. Although pet odors can be very offensive, they can be avoided with the right precautions and preventative measures being in place.

    Sometimes the cost of removing pet odors can be pricy. As is the case with cat urine, one of the worst possible odors ever, which can sometimes require not just removal and replacement of carpet, but actual sealing of the floor.

    Although your pet is a part of your family, their lingering odor need not be a part of the potential buyers’ home. Proper pet care leading up to listing, and while your home is for sale, will help eliminate the issue of pet odors. Bathe your pets often and brush those with longer hair daily. Make sure to dispose of pet hair as this can carry an odor too. Vacuuming frequently will also help in controlling the issue of pet hair.

    Many critics would say the simplest solution in a smelly situation is to just get rid of the source. While this may seem extreme in the case of a pet, it may be worth considering relocating your animal to a friend or relative if, in the long run, it will help with the sale of your property.

Pratt has been a licensed Florida real estate agent since 1997. She worked outside the industry for some years before returning recently to her true passion of helping people with their real estate needs.

    Pratt graduated from Florida State University in 1988 with a degree in marketing. She is married and has two terrific teenagers and a crazy Weimaraner named Shadow.
