    My daughter, Jamie, learned to ride a bicycle this month. Jamie and her daddy went to the beach together last week and rode bikes. They had a blast. I was unable to spend this time with them; I was hard at work helping my customers.

    I am working with several different buyers, and have one accepted sale agreement. Both my customer and I are waiting patiently for good news about her loan. Working with buyers is very rewarding, and like anything rewarding it takes work. Of course, they really want to make the best decision possible, so it is understandable.

    While most people would not think to get preapproved for a loan before looking at houses, doing so is a smart choice as it saves you time and effort in the long run. Of course you must have some established credit before you can be approved. Not having any is merely a bump in the road that can be avoided. One way to avoid this is to go out and get a credit card, buy something, and make payments (minimum or more) each month, but don't pay it off completely. That will establish your ability to pay bills on time, which will give you a good credit rating. While at least 6 months credit history is necessary, a year is probably your best bet. As a parent, I am teaching my daughter such values. Learning to build good credit is like learning to ride a bike. If you start young, keeping it will come easy to you later.

    When Raymi Vontz held her first granddaughter at Baptist Medical Center Beaches, she knew Ponte Vedra was calling her home. Leaving her successful California career in real estate consulting, Vontz purchased a condo in Sawgrass and moved back to the beautiful community where she raised her own children.  Vontz grew up on the ocean in Ponte Vedra and graduated from FletcherHigh School and UNF with a BS in Accounting. 

    After spending over 15 years in the public accounting and private real estate consulting businesses, Vontz is proud to have the new title of “Gigi” from her granddaughter and Realtor from the Watson Realty Ponte Vedra Beach team.

  • Kayaking in Moses Creek Conservation Area, St. Augustine, FL

    The Moses Creek Conservation Area spans over 2,000 acres and preserves one of the few remaining undeveloped tidal creeks in the St. Augustine region. The tidal marshes served as an important resource to Native Americans who occupied the area thousands of years ago. Moses Creek is a tributary to the Matanzas River. The land, which surrounds Moses Creek, is an important water resource and provides ecological functions and wildlife habitat. Seven natural communities including scrub, upland mixed forest, freshwater tidal swamp, mesic flatwood, depression marsh, dome swamp and estuarine tidal marsh can be found on the land. The diverse vegetative communities provide habitat for a variety of wildlife. Canopied dirt roads serve as trails beneath grand old live oaks, through scrub, to sandy bluffs overlooking Moses Creek.

    The entire conservation area is open to the public with recreational opportunities for hiking, biking, camping, equestrian activities, wildlife viewing, fishing, and photography. Paddling and boating are available via the Matanzas River.
    Two public access points are located off State Road (SR) 206. Local access is provided to neighboring landowners on the north boundary.

    The entire conservation area is open for public recreation. There is a marked trail system, campsites as well as a boat dock and access stairs, which enable public access to the property from the water

    I try to kayak there as often as possible. These photos were taken from my kayak trips. If you are interested in knowing more about other local kayak spots, please let me know. This is one of the highlights to living in St. Augustine that I enjoy sharing with others.

  • Watson Realty Ponte Vedra Office Hosts Opulent Open House

    The Luxury Leaders, a team of experienced luxury sales associates at the Watson Realty Corp. Ponte Vedra Beach office, recently held a broker cocktail party at one of their multi-million dollar listings. The gathering was by invitation only and was attended by area Realtors, brokers and guests.

    The event was designed to highlight a unique Marsh Landing five-acre property that encompasses three islands. Those attending enjoyed a brilliant sunset view over the property’s vast, captivating marsh.

    The secluded setting of this home necessitated transportation from the street down the long private drive to the main house. This was provided via golf cart for all guests to enjoy the scenery of the estate. Tours of the home were conducted by members of the Luxury Leader’s Team, Linda Ostoski, Rhonda Gummerman, Jim Zeller and Mark Ryan. Unique features and finishes of this finely crafted Collier custom home were highlighted during the tour.

    As guests entered, they were greeted by a pianist situated in the loggia of the home playing an eclectic selection of jazz and classical pieces.   • 2012 A Fresh Start

    As we reflect back, we can recognize that we saw monumental changes in the mortgage industry.

    There were new Good Faith Estimates that did not make things clearer for the consumer and made the lender responsible for fees that were not theirs. We saw regulations on products tighten and investor overlays restrict availability even more to the consumer. The United States Government legislated how Loan Originators are paid.

    We have seen the mortgage industry completely change and reform to fit the new mold. Change always brings new opportunities. Unemployment has started to drop. Real Estate prices are beginning to stabilize and interest rates are unbelievably low. Guidelines and restrictions are starting to loosen every day, some are even relaxing. Housing starts are up. The markets have not been as volatile. There are little glimmers of hope that shine through to let us know, the future is as bright as we are willing to make it. It may not be the same way as we have done it before, but a fresh new way.

    As we look back, let us not forget to appreciate the things that mean the most in our lives; our family, friends and loved ones. Be thankful for all of your joys and focus on the positive. Let’s make 2012 a great fresh start. We wish you all peace and prosperity for the New Year.

    I am fortunate enough to work in Watson’s Ponte Vedra Beach office – nestled in one of the few untouched, well-respected, natural areas in all of Northeast Florida. On any given day, it is not uncommon to see an Eagle soaring in the sky, dolphins jumping in the ocean, alligators tending their young or an assortment of Mother Nature’s other creatures going about their daily routine.

  • Things to Do in Beautiful New Smyrna Beach, FL – Special Events!

    One of the more attractive aspects of our beautiful area is our “Special Events! Be it racing, motorcycles, art, or other great things to do, we literally have it ALL! In this blog let’s concentrate on racing and motorcycles.

    Come the beginning of each year starting in late January, all senses turn to racing. Whether European/Indy style, NASCAR, FASCAR, and on and on; we have racing. The season starts with the late January Rolex 24-Hours of Daytona. This is a European/Indy style race of endurance that is run on the Tri-oval and infield track at Daytona International Speedway. Fans from all over the world come to this full day of racing and the almost week of ancillary racing events.

    Come February, the area revs-up for major Stock Car Racing. Speed Weeks at Daytona are a spectacle of unimaginable proportions. Almost two weeks of racing for every fan capped by the Daytona 500! The area literally buzzes with fans, tourists, vendors and international stars.

    During this period, the New Smyrna Speedway sponsors ten nights of racing! Just ten minutes from our city we have a top-notch ½ mile track that operates most of the year. You can also find racing in Barbarville, Florida, just up the road.

    Racing again heats up in July at the “World Capital” of Stock Car Racing in Daytona for the Daytona 400! This is a great time for a summer vacation, enjoy the beach and river, golf and watch fantastic racing under the lights!

    We are also blessed with two major motorcycle events in our area and Daytona Beach. In October we have a fantastic weekend long event known as Bike-To-Ber Fest! Motorcycle aficionados come from all over to enjoy our fantastic, mild, fall weather and cruise the area on their bikes. Of course, we have many great venues to visit for entertainment and they come alive!

    In early March, spring is here to greet thousands of Bikers for the world famous Bike Week! Ten days of cruising, partying and meeting old friends and making new ones at the “World’s Largest” Bike event makes this the largest venue in the world for this type of activity. It is a fantastic time to visit even if you don’t own a “Hog”!

    Some of the more famous venues for both Speed Weeks and Bike Week include Gilly’s Pub 44, Main Street in Daytona Beach, the Boot Hill Saloon; the Iron Horse, the Eagle’s Nest in Samsula and the World Famous Cabbage Patch!

    Spring is a glorious time here in Jacksonville! The days are comfortably warm and sunny, flowers and trees are in full bloom and plenty of outdoor activities. This spring, why not take advantage of the beauty, fabulous weather and hospitality of the area while trying something different? While the possibilities are endless, here are ten outdoor activities you may want to try:

    • Walk the Bridges The St. Johns River runs right through downtown Jacksonville. Find a parking spot near Friendship Park on the south bank. After enjoying the fountain in Friendship Park walk across the river on the John T Alsop Bridge (more commonly known as the Main St. Bridge). Stroll around the Jacksonville Landing where you can shopp, people-watch and perhaps enjoy a refreshing beverage. When you are finished walk across the Acosta Bridge to get back to the south bank where you can explore a museum, grab a bite to eat or just enjoy watching the river traffic.

    • Bike the Back Roads Whether you enjoy bicycling alone, with your family and friends, in a bike club or as part of a tour, you will find plenty of opportunities to explore Jacksonville on two wheels. Tour companies offer guided rides through beautiful old neighborhoods like San Marco, Olde Mandarin, Springfield and Riverside/Avondale. Not your speed? How about a ride along the beaches or in Old St. Augustine? Or grab your water bottle and GPS and set off on your own. Happy pedaling!

    • Mount a Horse Whether you are an experienced rider or have never been near a horse, there is a horseback-riding trip for you. Have you always dreamed of horseback-riding on the beach at sunset? Are you looking for riding lessons or trail rides? Jacksonville has it all. Now giddy up!

    • Float your Boat No list of outdoor activities in the River City would be complete without boating. This time try something different: St. Johns Riverkeeper, a non-profit whose mission is to work on behalf of the community for clean and healthy waters in the St. Johns River, its tributaries and its wetlands, offers a variety of Eco-Tour boat trips on the St. Johns River. There is no better way to learn about the history and ecology of the river and its flora and fauna than to be floating upon it in a water taxi with guides who are passionate about getting and keeping the river clean and healthy.     • Immerse Yourself In Art Jacksonville boasts several museums with world-class collections, but the art doesn’t end there. Enjoy a symphony orchestra, theaters, art galleries, dinner theater, traveling dance and theater productions, fairs and festivals. For a real treat, head to First Wednesday Art Walk which offers visual and live art and events in a 15 block area in downtown Jacksonville the first Wednesday evening of each month. Another gem is the Riverside Arts Market which is held under the Fuller Warren Bridge on Saturdays from March through November and features food, arts, and a variety of entertainment on several stages throughout the day.

    • Hit The Beach There are miles and miles of beaches in Jacksonville with something for everyone. Pack a picnic and head to the beach for swimming, fishing, biking, looking for shark teeth and shells or just to sink your toes in the sand. Feeling particularly adventurous? Take a surf lesson or grab your board and hang ten!

    • Head To The Ballpark Jacksonville is fortunate to have its very own minor league baseball team, the Jacksonville Suns. There is much more to do than just watch the games at the park; there are promotions throughout the season including giveaways, Friday Family Fireworks, Senior Citizens Days, Military Appreciation Days, Family Faith Days, and many more. All that and Popcorn! Peanuts! Hot Dogs! Beer!

    • Stroll The Gardens Along with scenic nature trails and tranquil parks, Jacksonville is graced with two beautiful places to enjoy flowers, plants and gardens. When you visit the Jacksonville Zoo and Gardens or the Cummer Museum of Art and Gardens you will feel as if you’ve entered the pages of a coffee table art book. These year-round oases provide inspiration for gardeners, artists and those who simply appreciate nature’s beauty. Don’t forget your camera!

    • Sink A Putt You don’t have to be a serious golfer to have some serious fun golfing in Jacksonville. In addition to the many golf courses in the area there are also a few miniature golf courses.   • Sisters who Sell

    Meet Colleen Bording and Norita Birdsong, Realtors® with Watson Realty Corp. in Jacksonville, Florida.  Colleen has been a sales associate at the Watson Realty Hidden Hills office for over 30 years.  She is a past top salesperson for the year for Hidden Hills and is a consistent top producer for the company.  Norita was introduced to real estate by working as Colleen’s assistant 25 years ago but she waited to officially join real estate until 11 years ago.  She is now a sales associate at the Watson Realty South Beach office and loves it!  With each year getting better and better, Norita questions why she didn’t get her license sooner!

    Even though they no longer work together, the sisters still support each other by giving advice and attending real estate events together.  They call each other with questions when showing properties in their different areas of expertise in Jacksonville.  As certified real estate stagers, they help each other stage properties for sale.

    They also look forward to seeing each other on caravans or at real estate luncheons.  Norita has a tradition of attending the annual Santa parties at the Hidden Hills office with her grandson.  They’ve also shared great memories on some of the Watson Realty trips together --- cruises and trips to
